Steps to Selling Your Home

Selling your house is a big deal and can be a hectic experience if not handled propertly. To help you thorugh, here are some tips to help you faciliate a sale:

TIMING: Timing does play a large part in the desirability of your home. You want to try not to sell in a "Buyers Market" where there are an abundance of homes for sale and power is weighed heavily towards the buyer. Seasonality may also be considered when you are selling your home. Different seasons do produce different results. For instance, more homes sell in the spring season than the winter season.

HOME APPEAL: Making your home more attractive for buyers is key, meaning; decluttering all rooms, taking down any pictures of your family and replacing with stock photos, a fresh coat of paint can go a long way, burb appeal matters and buyers love to see nicely cut grass and flowers. Simple changes can really make you rhome stand out in pictures, which in turn gets more buyers interested to come view your home.

HOME INSPECTIONS: Home inspections are somthing buyers are always looking for. If you can get this completed prior to listing your home it may sell your home faster. It also prevents any unwanted surprises and gives you a chance to make any repairs that are necessary. This step can really impress home buyers. 

A GREAT AGENT: An agent can make or break the sale of your home. You need someone that knows the area and someone that you can trust. This agent should come prepared to all meetings they have with you, always provde you with current market data, and have a detailed home evalution ready. Providing the information you need to know to establish what your home should be listed for and what you can expect to sell it for. Giving you not only the best case senario but also the worst case. An agent has to manage your expectations but at the same time sell your home for the highest price.

Pricing Your Home

Pricing your home correctly is extremely important. You do not want your home sitting for 60+ days on the market then having to adjust the price. I will provide you with a Current Market Analysis (CMA) and inform you what strategy should be used when listing your home to MLS.  The CMA report compares similar homes being sold in the area and homes that have recently sold. Analysing all availalbe market data and preparing you for what is ahead of your listing is my job. When you put your property up for sale it will be competing with other homes. Prior to listings I will come to your home and make suggestions on how you can make your home more appealing to buyers. We will go through some options and I may provide some services such as; professional photography, decluttering, home staging, etc., that will be included in my fee.  Preparing you is what I do best.
